Mike Tajran has listed OB Brewery for sale after ten years of continuous operation at 5041 Newport Avenue in Ocean Beach, with retirement as his stated reason and the option to include the building itself in the deal. The listing reaches the market with the brewery still winning at a national level, holding a silver medal at the 2026 World Beer Cup in the South German-Style Dunkel Weizen category earlier this year, plus gold and silver at the 2026 San Diego County Fair Craft Brew Competition.

A Retirement Exit in a Contracting Category

San Diego’s craft beer sector logged a record eleven brewery closures in 2024 against six openings, per San Diego Beer News data reported by NBC 7. The county still has more than 150 independent craft breweries, and the direction of travel is smaller. Rising real estate, higher labor and goods costs, cannabis substitution, and the alternative-beverage aisle are all cutting into the same demand pool. Nationally, the brewpub subcategory contracted to 3,525 locations in 2025, down 2.5 percent, with brewpub production down 1.7 percent.

Against that backdrop, the retirement exit is the exception this cycle. Most San Diego brewpub listings this year are wind-down sales, where the owner is signaling capitulation and buyers price accordingly. OB Brewery came to market from a different position. Tajran opened in 2016 after purchasing the Newport Avenue building in 2009, and the brewery earned 2018 Great American Beer Festival Small Brewpub of the Year in its second year of operation, along with a gold medal in the American-Style Pale Ale category for its B. Right On pale ale, and ten years on the awards are still coming.

Tajran framed the intent directly: “I just wanted to make sure this goes in good hands.” He plans to keep the business open until he finds the right buyer.

Two Buyer Pools, One Asset

The listing is structured so that the operating business and the building trade together or separately. That optionality changes the buyer conversation more than it might look on the surface.

An operations-only deal draws an operator who wants a turnkey concept with an existing brewer, existing staff, and a working equipment package. Brewer Jim Millea has been on the beer since day one, and general manager Megan Schuster has worked with Tajran for nineteen years. The team is intact, which matters to a buyer who does not want to underwrite a rebuild.

A deal that includes the three-story Newport Avenue building with rooftop deck opens the door to a different profile, one that includes patient capital, hospitality investors, or an operator who has been priced out of coastal ownership. The adjacent leased space that allows brewing-tank expansion carries into either structure. Deed protection on the surrounding beachfront buildings preserves the rooftop’s ocean views, which is a real component of the price the deck can command at happy hour.

In a smaller-scale coastal listing, that split can move the ask by a meaningful percentage. Two buyer pools bidding against each other on the same asset is a better auction than one pool bidding on operations only.

Timing the Retirement Exit in a Contracting Category

The story worth studying for other retirement-aged San Diego brewery owners is what Tajran did before hitting the market. He kept the brewery competitive on quality through the softest years for the category, and the 2026 World Beer Cup silver did not happen by accident. He kept the operations personnel in place, and he put the building into optional inventory so the deal can flex to whichever buyer pool prices best.

When an owner waits until the concept is fading, revenue is slipping, and the awards case is stale, the retirement turns into a distress sale. The exits that get discounted hardest are the ones where the owner tried to bridge one more year and gave the buyer a reason to demand a haircut.

For operators in this cycle, the OB Brewery listing is a model worth studying. Sell while the concept is still winning, structure the deal for multiple buyer pools, and treat the transition team as part of the asset. The market rewards clean listings in a category where clean is scarce.
